1 Rules of the house

We ask you to conduct yourself in accordance with the general habits and customs of tenements. Noise which causes a disturbance to others is to be avoided. This applies additionally, to all common areas, including the yard and the stairway.
A non-smoking policy applies to the apartment, although you may use the balcony, if you wish. Non-compliance with this policy may result in the withdrawal of the availability of the apartment without any rebate.
When leaving the apartment unoccupied, all windows and the balcony door must be locked, as must the main entrance after 8 p.m. We ask you kindly to turn off the light and reduce the heating when leaving the apartment.

2 Booking procedure /Payment

A deposit of 30% of the total rental is required within seven days of your booking, which we will confirm to you in writing.
After receipt of your deposit, we will send you confirmation of the booking with the name, address, telephone number and email address of the host. Please contact us by telephone or email to discuss your planned arrival time and further details.

Full payment for the number of reserved persons and the confirmed duration is to be made in cash on the day of your arrival. Any additional overnight guests must be notified to us and paid for 24 hours before their arrival.

3 Cancellations

Cancellation is accepted in written form only.
The following fees are payable by the guest for confirmed bookings which are cancelled prior to the commencement of the rental period. These fees are binding upon all guests under such circumstances.
· if cancelled up to 2 months in advance of the rental period: € 50,-
· if cancelled up to 14 days before: 25% of the agreed rent
· if cancelled later than 14 days: 50% of the agreed rent
· in cases of early departure, no rebate will be paid
· generally and also for renting periods of more than 2 months we insist on the payment for the full confirmed period.
Should the lessor fail to provide the apartment, the lessor is obliged to refund all payments made by the guest. The guest explicitly renounces any right to further claims under the contract.

4 Arrival / Departure

You should let us know the approximate time of your arrival 24 hours in advance and of the exact time, about one hour before, in order that we might meet you to give you the keys to the apartment and a short introduction to its facilities and equipment. The apartment is at your disposal upon the day of arrival from 3p.m. and is to be vacated upon the day of departure by 10 a.m.

5 Liability

During your stay, you are liable for the full cost of repairs for any damage to the apartment or its facilities and equipment, which you cause. The lessor cannot be held responsible or liable for short-term and temporary faults with pieces of equipment, public supplies and common services. No rebate will be given under such circumstances. The same conditions apply to acts of god.
Should you lose the keys to the apartment, you will be required to pay a fee of €150,- as the locking cylinder must be replaced.
Changes to the apartment’s equipment may be made at the discretion of the lessor.
The lessor has the right to enter the apartment under reasonable circumstances. This might include emergency or otherwise necessary repairs. The lessor will not be held responsible for any possible loss of articles of value.

All usage of the apartment, the stairs and the equipment etc, are at your own risk.

6 Animals

Unfortunately pets are not allowed.

7 Severability clause

Should any term or clause prove unenforceable, whether partly or fully, all other terms and conditions will not be effected. Should disputes arise between the contracting parties both will aim to resolve this by obtaining an independent interpretation of the meaning of the clause in question.

The place of jurisdiction is Berlin. The law to be applied is the German Civil code.
